Is this Mr ____ this is Jessica calling from Oak Plantation, how are you doing today?  I was calling you in regards to the flyer we sent you, do you remember receiving that flier?

 

Can you go and get it?  What I wanted to discuss with you is we are calling each owner to call for a meeting.  We want to go over some details with you about the resort, and some changes, some benefits that apply to you as the owner.  Do you have an hour in front of a computer is your spouse available? NAMES – DO you go by Mr. ? or should I use your first name?

 

Open up your address bar.  First I want to update your information.  Do you still live? Is your condo? Internet is up? www.joingotomeeting.com  put in id number.  Hit ok or launch the software.  This is going to allow you to see the screens I am looking at.

 

I want to go over some questions with you as the owner.

You exchange correct? Who is your company Interval or RCI?

How is your exchange company working out? Do you feel like you settle a bit?

Where would you like to go? – List of interests-

How often do you travel out of your timeshare? So you normally use hotels, airfare, and car rental? – jot down vacation expenses- How much anyway dollars? – Points Partners-

How many guests do you travel with?

Do you cruise?

How many weeks of vacation do you like to take a year?
If you could change anything about your ownership what would you change?

Are you retired?

How many weeks do you have banked already?

 

Has it asked you for your name and email yet? Only need your first name.  Can you see my screen? Do you see it says Oak Plantation on it? We are holding this meeting with you to go over new benefits at the resort.  One thing that you should be familiar with is that your resort is now a points resort.  Do you currently have an exchange company?  Do you see my page that says owner update?  I have already updated all your information.  Next, I am going to go over all the new changes and the options for the exchange company.  It is not free to join RCI or II but it is my job to explain it to you. 

 

Are you aware that your resort is now a points resort?  Only about 15% of people go back to their home resort.  A lot of people never deposit or anything they just lose it. You are now going to be able to benefit from getting multiple weeks for the same maintenance fee.  I'm also going to show you how you can use your points to pay for airfare car rentals and cruises.  Please feel free to interrupt me if you have any questions.

 

What I want to explain to you first, is what you own.  Why did you purchase your timeshare?  Did you buy it to exchange? 79% of owners bought to exchange and the problem with the week's system is that only 60% of owners are not depositing their weeks, or they are waiting until the last second to do so because they don’t want their weeks to expire.  This is one of the reasons you are having such a difficult time getting availability.  I am going to break that down for you out of 3 million timeshare owners only 650,000 were depositing their weeks.  Do you see how that can affect your trade? Now other factors are going to determine that you also have your week #, your season, your unit size, and your unit number.  They base that on a scale.  Mr and Mrs. ?.  You have either a fixed week or a float or float option.  You have your external exchange and your friends and family can you it if they want but do they ever use it? 

 

Week for week -7 consecutive days, you can’t break it up day by day and that’s why you find yourself spending a lot money in hotels. You get no change back, if you exchange your 2 bed 2 bath in Hawaii, for a 1 bed in Orlando, you get change back.  Not having enough credits to trade.  The week's system has changed so now your week is worth credits, your credit value is anything from 6-25 the only thing this does is it makes your week's system more transparent.  The only thing that has changed is that you now have a credit value, that you can see which properties you can go to, and the only way you can go there is if you have enough credits.  It is more transparent, you can see where you are going but you still need to put a request for the resort.  Supply vs. Demand There are more points properties than there are weeks properties, and the biggest reason that you can not go where you want to go is that they can not go to points resorts.  Limited flexibility, use it or lose it, bank it in weeks, and hope they can find a week, and if they don’t use it it's gone.   Then you still have maintenance fees and taxes.

 

From the 1970s to 1980s there were fixed weeks, then there were floating weeks in the 90’s to the point system now.  So why did the system change? RCI sent an out survey they wanted to know why owners weren’t happy.  80% of owners wanted more flexibility, owners voted points in, more urban destinations such as Africa, owners wanted shorter stays (has it ever happened that you just wanted to go for a weekend and wished you could use your timeshare since you already paid for it) availability in exchanges they wanted to be able to go somewhere they desired and didn’t want it to be blocked for some reason, they also needed to keep up with customer demands.  So basically you pay your maintenance fees and bank your week and then you make an exchange, wait for availability, and then you settle.  Would you agree that’s how it works?  This is why so many owners change to points this is why it's taking over the industry

 

Now you can choose any size or unit, so if you want a 4 br unit you can do it, now it doesn’t matter what you own anymore it only matters how many points you have because it's based on points power and not exchange power.  It gives you total flexibility.  You use less time and you get your change back.  Haven’t you always wanted to go to Hawaii and Island hop?  You get to choose the season, you can stay at over 6000 resorts and 42000 hotels worldwide.  So you wanted to go to Paris, and since there are no resorts in Paris you can use your points to book a hotel stay.  Next time you have an emergency and you have to go to your hometown for a day, now you don’t have to stay in a hotel, you can use your timeshare for only 1 day.  The exchange is based on the amount of points you have and not trading points.  Have you banked your week Mrs. _____? 

 

Your points are going to be automatically deposited into your account on January 1st of every year.  Now that it is an automatic deposit the vacation has automatic availability, that is what makes the points system so much greater, because you don’t have that delay.  It is automatically there.  There are more products and services, more flexibility in discounts, increases in the value of their timeshare, and more time for the same maintenance fees.  Never lose your weeks, RCI points roll over for up to 3 years.  Say you don’t use these weeks, then you’ll have over 100,000 points in your account.

The first thing that I m going to do is show you your account.   –MY ACCOUNT TAB- RCI does keep track of everything for you.  Owner details, membership fees, and points.  The points do roll over to the following year.  The next thing I’m going to show you what your points can do.

As you can see you can book up to Aug 2013.  On the top is the number of units vs. resorts.  Now this list on the left is all the different ways you can narrow down your search.  (Tell them how many points they have) Of course by dates of travel, but for all the items listed on the left as well.  – CLICK POINT RANGE- 10,000- LIST VIEW-  Show them popular vacation destinations.  Use the list of places they said they wanted to go and show them all the places they can go for their points.  You can use the remainder of the points left for airfare and car rentals.  So all you have to do is “I acknowledge” click “confirm” pay your exchange fees of $179 for RCI weeks, or $139 for Standard Reservation, click continue and it is done.  This is the number one reason why owners book NAME OF CLIENT.  Remember all those times you put in a request and it said “denied”, and now you still have ____ points left. Show them another property. 

 

It is not free to convert into points, there is a minimal investment involved.  It is an upgrade from what you already have.
